Window Cleaning Price Calculator
Work out what to charge for window cleaning per window, inside and out, with screens, upper floors, tracks and hard water, and the hourly rate.
Count the windows, say whether you are doing the inside too, and add what makes it slower. You get a suggested price, the maths behind it and the hourly rate it works out at. It runs in your browser. No sign-up, nothing sent anywhere.
The per-window, interior, upper-floor and hard-water figures sit inside the published ranges listed under sources. The screen and track prices, the minimum and the production rates are this calculator's own assumptions.
Starting rates
- $8 Per window, outside - Published range $8-$19.
- +$3 Inside as well - Published range +$2-$3.
- +$4 Upper floors - Published range +$3-$5.
- $150 Minimum - Assumption. Small homes still need the trip.
How the pricing works
Price per window, then add what slows you down
Window cleaning is sold per window because the count is the one thing a customer can tell you accurately, and every window takes roughly the same time from the outside. The default here is $8 a window for the outside, at the low end of the $8 to $19 HomeGnome publishes for exterior residential cleaning. Raise it if your market supports it; it is easier to start low and move up than the other way round.
Some operators count panes instead of windows. That works for divided-light windows, where a single frame can hold twelve small panes, but it confuses customers on modern homes. If you price by pane, HomeGnome's published range is $4 to $9 a pane.
Inside, upper floors and screens
Interior cleaning means dust sheets, moving furniture and working round the customer's home, so it is priced as an extra per window: $3 here, against a published $2 to $3. Upper-floor windows are the other big cost driver. Ladder work or a water-fed pole is slower and needs more care, which is why they carry $4 each on top, inside the published $3 to $5.
Screens are often left out of the standard service and priced separately. At $2 each here, an assumption, it is worth offering them every time: a clean window behind a dirty screen still looks dirty.
Tracks, hard water and the minimum
Tracks and sills are the detail work customers notice when they open the window. Hard-water stains and paint spots need a scraper or a restoration product and a lot more time per pane, which is why they are priced per window: $5 here, inside the $4 to $6 HomeGnome lists for stain and paint removal.
The $150 minimum is an assumption that covers the drive and setup on a small home. HomeGnome puts a ten-window home at about $160 for the outside, so the minimum and a small house land in the same place.
Questions
How much should I charge for window cleaning?
Start per window: $8 for the outside in this calculator, plus $3 a window for the inside and $4 for each upper-floor window, with a $150 minimum. Twenty windows outside only comes to $160. HomeGnome publishes $8 to $19 per window for exterior residential work.
Should I charge per window or per pane?
Per window is simpler for customers and works for most modern homes. Per pane suits older homes with divided-light windows, where one frame can hold many small panes; HomeGnome publishes $4 to $9 per pane. Whichever you use, keep it the same on your booking page and your invoices.
How much extra for interior window cleaning?
This calculator adds $3 a window, inside the $2 to $3 HomeGnome publishes. Some companies quote a single inside-and-out price instead; either works as long as the customer can see what is included.
How long does it take to clean 20 windows?
This calculator assumes about four minutes a window outside and three inside, plus a quarter of an hour to set up. That is an assumption to replace with your own timings after a few jobs; it is only used to check the effective hourly rate, never to set the price.
Can customers book window cleaning online at these prices?
In Servetic, a window service can be priced per item with your rate and a minimum charge, so the customer enters the window count on your booking page and sees the price. Interior, screens and tracks can be options with their own prices.
