How the pricing works
Gutters are priced by the linear foot and the height
A flat price per house undercharges the long ranch home and loses the small house to a cheaper quote. The fair way to price gutters is by the length of the run, because that is what you actually clean, and by the height of the house, because that is what sets how fast you can work. A single-storey run is a short ladder and quick moves. A second storey means a taller ladder, stand-offs and slower, more careful moves along every side.
The default rates here are $1.00 a linear foot for one storey, $1.75 for two and $2.50 for three or more. They sit inside the ranges LeafFilter publishes: $0.70 to $1.30 for one storey and $1.25 to $2.50 for two, with three storeys often double.
Condition, pitch and guards are what blow the time estimate
A gutter cleaned last autumn is leaves and loose debris. A gutter left for three years is packed silt with plants growing in it, and it comes out by hand, a scoop at a time. LeafFilter puts the premium for poor condition at 10% to 50%; this calculator uses 25%.
A steep roof slows every ladder move and makes roof-side access unsafe, which is why it adds 15%. Gutter guards look like they should make the job easier, but when they do need cleaning they have to be lifted, cleaned under and refitted, which is why they add 30% here as an assumption.
The minimum and the downspouts
A short run on a small house can price out below what it costs to load the ladders, drive out and set up. The $125 minimum here is an assumption that covers that trip. Flushing the downspouts is the part customers forget to ask about and remember when the first storm comes. Priced at $10 each here, it is worth offering on every job: a gutter that is clean but drains into a blocked downspout still overflows.
