The bedroom prices are the defaults Servetic loads into a new cleaning account. Bathrooms, deep-clean, frequency, pet and add-on figures are this calculator's own starting assumptions and are labelled that way.
Starting rates
- $119 1-2 bedrooms - Standard clean, template price.
- $159 3 bedrooms - Standard clean, template price.
- $209 4+ bedrooms - Standard clean, template price.
- $249+ Move-out - From $249 for 1-2 bedrooms.
How the pricing works
Price by the size of the home, not by the hour
Most cleaning businesses quote a flat price by bedrooms and bathrooms because that is what a customer can answer on the phone or on a booking form. Nobody knows their home's square footage, everybody knows how many bedrooms it has. A flat price also stops the conversation about how long the clean took: the customer pays for a clean home, you keep the benefit of working faster.
The bedroom bands here are the ones a new Servetic cleaning account starts with: $119 for one or two bedrooms, $159 for three, $209 for four or more. They assume up to two bathrooms, which is why a third bathroom is priced separately. Bathrooms are the slowest rooms in the house per square foot, and a five-bedroom home with one bathroom is a very different afternoon from a three-bedroom home with four.
Deep cleans and move-outs are different jobs
A deep clean is a standard clean plus everything that builds up between visits: baseboards, door frames, inside the microwave, behind the toilet, limescale on the shower screen. This calculator puts it at one and a half times the standard price, which is a starting assumption. If the home has not been cleaned professionally before, the first visit is usually a deep clean whatever the customer booked.
A move-in or move-out clean has its own price list rather than a multiplier, because the work is different: the home is empty, so you clean inside every cupboard, drawer and appliance, and the standard of finish is set by a landlord's inspection rather than by the customer. That is why the starting price for a small home is $249 instead of $119.
Recurring discounts pay for themselves
A home cleaned every two weeks is faster to clean than a home cleaned once a quarter, and a booked series removes the cost of finding the next customer. That is what a recurring discount buys. The 5%, 10% and 15% figures here are a common way to structure it rather than a rule; the useful test is whether the effective hourly rate still clears your target after the discount. If it does not, shorten the visit before you cut the price.
Add-ons belong on their own lines
Inside the oven, inside the fridge, interior windows and laundry are the extras customers ask for most. Pricing them as separate lines does two things: the customer sees what they are paying for, and you stop absorbing a half-hour oven clean into the standard price. Pets get a small surcharge because of the hair, not because of the pet. Every add-on price on this page is an assumption to replace with your own.
Questions
How much should I charge for a house cleaning?
Start from the size of the home. The defaults here, taken from Servetic's cleaning template, are $119 for one or two bedrooms, $159 for three and $209 for four or more, for a standard clean with up to two bathrooms. Deep cleans are priced at one and a half times that and move-out cleans start at $249. Your local market, travel time and supplies move every one of those numbers, so treat them as a starting point.
Should I charge by the hour or a flat rate for cleaning?
A flat rate by bedrooms and bathrooms is easier to sell and easier to book online, because the customer knows the price before you arrive. Hourly pricing suits jobs you cannot size in advance, such as hoarding cleanups or post-renovation dust. Use the hourly rate box on this page as a check on the flat price rather than as the price itself.
How much more is a deep clean than a regular clean?
This calculator uses one and a half times the standard price, which is a starting assumption. The real difference depends on how long since the last professional clean. A first visit to a home that has never had a cleaner can take twice as long as the visits after it.
How much discount should I give for weekly or biweekly cleaning?
The figures here are 5% for monthly, 10% for every two weeks and 15% for weekly, as a starting point. Check the effective hourly rate after the discount. A recurring home is usually faster to clean, which is what pays for the discount; if it is not faster, the discount is coming out of your margin.
Can customers book a house cleaning online at these prices?
In Servetic, yes. A cleaning service can be priced by size bands, so the customer picks the number of bedrooms on your booking page, sees the price, chooses a real time slot and can pay a deposit. Add-ons appear as their own options with their own prices.
